MARKETING STRATEGY

Objective

Our mutual objective is to procure a qualified buyer or tenant for your property in a time frame that makes the most sense for our clients. This is accomplished by providing maximum exposure to potential prospects and other commercial real estate brokers using the widest spectrum of mediums.

Specific Strategies

The primary strategy for marketing is to identify probable users or purchasers such as developers, builders and investors on a local, regional and national basis. This identification process targets specific industry groups that require the attributes and configuration of your property. Realtec maintains databases of key contacts by industry, as well as a database of present and prior client contacts, which has proven invaluable in producing quality leads.

In our experience, we have found that ultimately, there is no substitute for personal contact and developing relationships with key people involved in the decision process. Initially, contact is often made via e-mail transmission of property brochure information in response to inquiries to our website or our property signs. Timely follow-up is critical, as it is imperative to respond to leads in an expedient manner in order to cultivate interest in your property.

Regional Network

With offices in Fort Collins, Greeley and Loveland, Realtec enables clients regional exposure of their properties to the Front Range's most productive brokers. With such strong regional presence, Realtec assists many clients and companies in their relocations to this region and/or expansions. Realtec is well-known to metro Denver's largest brokerage firms with whom we have a long history of closed transactions.

Associations

Five of the Realtec broker/partners hold the Certified Commercial Investment Member designation (CCIM). The CCIM requires the successful completion of six intensive week-long courses on financial and investment analysis, real estate taxation and consulting. After completing the courses, candidates must submit a list of closed transactions showing a depth of experience in commercial investment. Two brokers also have achieved the Society of Industrial and Office Realtors (SIOR) designation, reflecting completion of nationally accredited coursework and consummating a high volume of industrial and office transactions. In addition, one broker holds the Member, Appraisal Institute (MAI) designation, the most advanced designation offered in the property valuation profession.

Northern Colorado Commercial Association of Realtors (NCCAR)

In Northern Colorado, Realtec is instrumental in governing and operating this association and maintaining its regional database of properties for sale, for lease and sold or leased comparables. NCCAR (Northern Colorado Commercial Association of Realtors) also meets monthly to discuss issues related to commercial real estate.

Marketing Department

Realtec employs a full-time marketing department that combines traditional property marketing methods with the newest technology to ensure that your property will receive the maximum exposure to qualified prospects.
